Once you have decided to purchase a property please contact us for a no obligation informal chat, This will allow us to guide you through the Maze of property Purchase and provide you with an indication of all the costs associated with your purchase and help you finalise your final budget. We will also be able to undertake all the preliminary requirements including a brief fact finder and id check allowing us to collate all the information we require to submit an offer for you at short notice

\Alternatively, once you have sourced a suitable property that you are interested in purchasing please get in touch with us as soon as possible. We will immediately contact the selling agent and ‘note interest’ on your behalf. We will ask for a copy of the Home Report and find out if there is a fixed Closing Date for formal offers to be submitted and whether or not there are other potential purchasers.
Once you are in a position to proceed we will submit the offer on your behalf. If this is accepted we will wait to receive a formal written qualified acceptance and following consultation with you we will enter into the process of concluding the ‘missives’ – This will form the legally binding contract between you and the Seller. As part of the Conveyancing process all good solicitors will then check to ensure that the title deeds and everything else is in order, including Local Authority Searches, coal Authority Reports, Local Authority Consents for any alterations to the Property and all other relevant matters. We will liaise and talk to you guiding you throughout this whole process.
On the final Date of Entry, provided all the final searches are clear and everything else is in order, we will pay the purchase price to the Seller’s solicitor in exchange for the keys and the Title Deeds.
